New Projects Under Development
1601 West 7th
December, 2010

Construction
on the West 7th project
began the
week of December 13th, 2010. The construction
phase is expected to take approximately 16 to 18 months with
an anticipated opening in late spring of 2012. Once complete,
the nine-storey building will provide 62 apartments with
integrated support services. The Katherine Sanford Housing
Society will develop and maintain the building in partnership
with MPA. MPA Society will operate the Community Resource
Centre and provide onsite support services to all tenants.
Tenants will be selected through a referral system set up by
BC Housing, Vancouver Coastal Health and
MPA Society. Priority will be given to low-income
individuals, individuals who are homeless or at risk of
homelessness and people with mental health issues who
currently reside in Fairview and Kitsilano. The City of
Vancouver donated the land for the project. Capital and
operating funding are being provided by the Province,
Vancouver Coastal Health Authority and the
Streetohome Foundation.

Site
Management Plan During Construction
Ledcor
Construction Limited are the Construction Managers for the
project. Their goal is to minimize the effects of noise, dust
and parking issues for our neighbours by ensuring their staff
and subcontractors abide by all of Vancouver building bylaws
and maintain relations with the public. They have provided
the following plan for how they intend to manage the site
during construction.
Hours of
Operation
-
Site Hours
7:30am - 4:30pm (Monday to Friday)
-
Office Hours
8:00am - 5:00pm (Monday to Friday)
-
Building Bylaw:
7:00am - 8:00pm (Monday to Friday)
10:00am - 10:00pm (Saturday)
Ledcor will
endeavour to maintain the construction activities to the site
hours however on occasion special circumstances will require
additional site hours.
Typical of most construction projects there will be noise
associated with various activities which include concrete
pouring, operation of power tools, and other general
construction activities. The noise level for the
majority of site activities will be at medium to low levels
with the exception of the high noise level throughout the
month of March, 2011 when drilling is required for the
geo-thermal system.
